The newly released "Regulations" require that the floor height of newly-built residential buildings should not be less than 3 meters, and elevators should be installed in residential buildings with 4 or more floors; Improved the sound insulation performance of walls and floors; Improved the clear width of household and bathroom doors; Improved the height of railings at balconies and other open spaces; Require public mobile communication signals to cover public spaces and elevator cars; Require the outdoor unit of the air conditioner to be installed on a dedicated platform; It specifies the requirements for the installation of heating and air conditioning facilities in different climate zones. The Regulation will be implemented from May 1, 2025. Zhao Xiuchi, Dean and Professor of the Beijing Tianjin Hebei Real Estate Research Institute at Capital University of Economics and Business, stated in an interview with China Net Finance that the introduction of the "Regulations" will encourage developers to design "good houses" according to the "good house" standards, increase the supply of high-quality products in the real estate market, and significantly improve the living standards of housing. For example, the "Guidelines for Design and Construction of Improved Residential Buildings in Jiangsu Province" stipulate that the floor height of improved residential buildings should not be less than 3.1 meters, and the floor height of improved residential buildings with underfloor heating, ducted fresh air or centralized central air conditioning systems should not be less than 3.15 meters; The "Design Guidelines for Improving the Quality of Commercial Residential Buildings in Jiangxi Province (Trial)" proposes that the net height of residential buildings should not be less than 3.10 meters; The Technical Guidelines for Design and Construction of Good Houses in Henan Province stipulate that the height of residential buildings should not be less than 3.1 meters. What opportunities and challenges does the new 'Regulations' mean for real estate companies? The new standards such as the increase in floor height provide real estate companies with greater room for product innovation, promoting further improvement in project quality and market competitiveness.
