Since the beginning of this year, several cities in China have announced the implementation of special loans for urban village renovation, especially in the 35 mega cities included in urban village renovation, almost all of which have received relevant funds. This means that urban village renovation projects in multiple cities in China will press the "acceleration button". As one of the "three major projects" in the real estate industry, how is the current progress of urban village renovation in various regions? What are the "hard bones" to tackle in project construction? How to effectively connect the renovation of urban villages with other key projects in the real estate industry? Focusing on the urban villages of mega cities, at the intersection of Dongyin Road and Gaodao Road in Chengqiao Town, Chongming District, Shanghai, new buildings are rising one after another. The roads between buildings are flat and the greenery is complete; On the nearby open space, various children's playground and outdoor activity facilities are readily available - this is the first urban village renovation project resettlement base in Chongming District, with a total construction area of 126600 square meters, including 27 residential buildings, which can provide new homes for more than 1000 relocated residents. Urban villages, regarded as "villages within the city," are a historical product formed in the rapid development process of industrialization and urbanization. In the early years, many areas carried out large-scale demolition and renovation of urban villages. Since last year, China has made new plans for the transformation of urban villages, proposing to actively and steadily promote the transformation of urban villages in mega cities. Why focus on "mega cities"? Chen Jie, a professor at the School of International and Public Affairs of Shanghai Jiao Tong University and director of the Housing and Urban Rural Development Research Center, told reporters that these areas are closely related to factors such as high population density. According to the division, cities with a permanent population of over 10 million in urban areas are considered mega cities, such as Beijing, Shanghai, Shenzhen, Guangzhou, Chengdu, etc; Cities with a permanent population of over 5 million but less than 10 million in urban areas are considered mega cities, such as Qingdao, Hefei, Hangzhou, Changsha, etc. In some mega cities, urban villages often have a large area and a large number. While providing a place for residents to live, there are also many safety risks and hidden dangers, and the living environment needs to be improved. "There are still many urban villages in mega cities that are not coordinated with the city's appearance, and their infrastructure and public services are also significantly different from the city's pursuit of quality of life, which cannot meet the needs of urban village residents. Therefore, actively and steadily promoting the transformation of urban villages in mega cities is of great significance. It can not only transform the old appearance of urban villages into new ones, greatly improve the level of infrastructure, but also eliminate safety hazards and provide more livable and business friendly living and production space. In the process of urban village transformation, it can drive investment in infrastructure such as elderly care, childcare, schools, and property management, as well as investment in household appliance consumption and housing decoration, and thus play a positive role in stable economic growth for the Beijing Tianjin Hebei real estate industry at Capital University of Economics and Trade." Zhao Xiuchi, the director of the research institute, said. According to the calculation of Zhongzhi Research Institute, a real estate research institution, the transformation of urban villages in mega cities is expected to drive approximately 10 trillion yuan in investment and drive an investment scale of approximately 1 billion square meters in the next five years. On average, it will bring about approximately 44 million square meters of new residential demand every year. Promoting the transformation of urban villages also has a significant driving effect on land acquisition, construction and installation investment, and will have an impact on real estate
