How about living in retirement? Practical exploration of enterprise elderly care communities: multi-level personalized services may become the future direction of development

Are you willing to live in an elderly care community when you get old? In recent years, elderly care communities have taken root in major cities across the country, and top insurance companies have accelerated their expansion. According to data from Xinda Securities, as of the end of last year, 13 insurance institutions in the market had invested in nearly 60 elderly care community projects, covering more than 20 provinces and cities across the country. Recently, a reporter from China Securities News visited the Dali Community (referred to as "Dali Community" or "Community") under the umbrella of China Taibao, to understand its operation and experience the "retirement life" of a dynamic elderly person in advance. Industry insiders believe that elderly care communities are a business model that is compatible with insurance funds, but this also belongs to the cross-border entry of insurance companies into a new field, which needs to be explored and advanced. The current occupancy rate is between 30% to 40% at the foot of Cangshan Mountain, on the shore of Erhai Lake, which is the location of Dali Community. Dali Community is adjacent to Cangshan National Geopark and faces the Erhai Lake. The overall community covers an area of approximately 179 acres. Starting from Dali Airport, it takes about an hour by car to reach the community. Meanwhile, the community is about 20 minutes' drive from the city center of Dali. The community has now opened for Phase I, with a total of 119 rooms and a total of 217 beds. When a reporter from China Securities News arrived at the Dali community, they happened to encounter a group of elderly people checking in on the first floor of the community reception center, and they also made reservations for some health management services. The reporter saw that the second floor of the community reception center is the health management center of Dali community, mainly providing customers with health examinations and risk screening. At the same time, there is also a health therapy center in the community, where elderly residents can experience health management equipment such as traditional Chinese medicine fumigation machines, spinal balance machines, and magnetic resonance heat therapy machines. In addition, medical facilities near the community include the First Affiliated Hospital of Dali University, the First People's Hospital of Dali City, and Nanshan Hospital of Dali. Entering the room, you can control the curtains and lights in the room with the sound of "Xiaoai Classmate" (a smart speaker brand under Xiaomi). At the same time, the rooms are designed to adapt to aging, such as using rounded corners for indoor furniture and equipped with safety alarm red pull ropes. According to Tan Jiang, the general manager of Dali Community, Dali Community mainly focuses on the elderly care business of living and migratory birds. Compared with traditional elderly care institutions, Dali community has a particularly distinct peak season, which will fluctuate and adjust with the peak season of the Yunnan tourism market. The current occupancy rate of Dali Community is 30% -40%, and without the impact of the epidemic, the annual occupancy rate is estimated to reach 65%. Personalized services for elderly travelers need to be explored. Dali Community belongs to the business line of Tai Bao Jia Yuan Le Yang products, mainly meeting the health and vacation needs of the entire age group. During the visit, a reporter from China Securities News noticed that in addition to using qualification letters, there were also insurance clients, private clients of commercial banks, and tourists from various branches such as Taiping Life Insurance who visited and experienced the Dali community. Some customers have converted into qualification letter users after visiting, "Tan Jiang said. Currently, most of the residents in Dali community are elderly travelers or short stay residents, with the customer base mainly consisting of elderly people aged 60 to 70. These customers have good physical health and can travel to various parts of the country according to the season.
